First impressions really do count
Make sure the first glimpse the prospects get at your house is a positive and welcoming one! This can be done quite simply with a tidy of the garden and quick clean of the front door.
For that extra step you could even repaint the front door to give it a new lease of life and add some hanging baskets with flowers in to brighten up the approach and bring some more colour to your doorstep.
A fresh coat of paint can work wonders! Ensuring that the property has neutral décor throughout will not only makes it feel light and spacious but will appeal to a wider range of clients. Small changes such as changing cupboard or drawer handles can also make a big difference in bringing older looking fittings back to life.
Old carpets (especially in bathrooms!) can be a deal breaker for prospects. Think about changing these for new tiling or laminate flooring. This will be much harder wearing if you are renting your property for the long term.
Brighten up your space!
Brightening up the property will make it feel more spacious.
Making sure the windows and windowsills are clean can help to brighten up the property. Ensure all light bulbs are working and lights have lampshades or light coverings on.
It is always preferred if curtains or blinds are supplied for the windows. Remember to keep these neutral and think about removing any heavy or dark drapes that block out too much light.
Tidy up the garden
A good tidy up of the garden and mow of the lawn is the final touch in making your property feel welcoming and homely… No one wants to look out and see a garden that is unkempt and needs work!
Furnished or Unfurnished?
A question that many first-time Landlords ask is whether Tenants would prefer furnished or unfurnished properties. The majority of our clients have their own furniture and are seeking unfurnished properties. Remember if you do decide to go furnished – all soft furnishings must comply with regulations and you should always remove any bits of furniture that you love just in case they are damaged and cannot be replaced!
