We will visit your property and conduct relevant market research in order to provide an up to date market appraisal.

Effective marketing & applicant search

The property will be marketed on Rightmove, OnTheMarket and our website using photographs taken to a professional standard.

Accompanied viewings of the property

We will accompany all applicants to property viewings. This allows our team to meet all tenants and vet their suitability.

Extensive referencing of applicants

We will carry out reference checks, including the Right to Rent check and will relay our findings to you.

Contract negotiation & production

We will negotiate the terms of the agreement and produce an up-to-date tenancy agreement and any necessary accompanying documents.

Pre-tenancy clean & property inventory

We can organise for a professional clean of the property and an inventory through our recommended contractors.

Pre-tenancy legal compliance

We will help to advise you on ensuring that your property is legally compliant before it is let. We can also organise and arrange the relevant checks.

Check new tenants into property

We will check the tenants into the property; produce a written & signed report to confirm all is in order and contact utility providers/council tax (extra charges apply).

Collect first months rent & deposit

We will collect the first month's rent and send to you minus any deductions with a comprehensive statement.

Upgrade to Rent Processing

Upgrade to monthly rent processing in order for us to collect the monthly rent and send it over to you with a statement.

We will carefully vet applicants before, during and after viewings and then undertake extensive referencing and tenant checks. Once you have accepted the applicants we will ensure all of the relevant paperwork is properly signed, executed and recorded to offer you the best protection, before we then check your tenants into their new home.

Upgrading your service type to Tenant Find & Rent Processing will offer you all of the above, plus we will process the rent as it comes in each month from your Tenant, provide monthly statements of your accounts and issue rent demands if needed. This service suits a Landlord who has the time and energy to deal with their tenants and any property maintenance, but would like support with the financial and administrative aspect of Letting.
